Pelican Bay Member Guide 2023

The Design Review & Covenants Department is charged with the responsibility of enforcing and maintaining the Declaration, Protective Covenants, Rules & Regulations, Design Guidelines and Construction Guidelines for Pelican Bay. As a property owner in Pelican Bay, whether you own a single-family home, condominium unit, attached/detached villa, or are a community association or commercial property owner, you are required to abide by all governing documents for Pelican Bay. The Pelican Bay website is a good source for reviewing some of these documents; they can be found on the website (www. pelicanbay.org) under the Members tab. We encourage you to take time to look at these documents, so you are aware of what is required from you with regard to maintaining your property as well as making any exterior changes to your property to avoid any potential violations, fines or suspensions. If you are planning to make any changes or additions to the exterior of your home, property or building, it is important to be aware of the Design Review Approval Process and requirements. All requests for exterior projects (no matter how big or how small) must be submitted in writing to the Foundation Covenants Department, prior to the commencement of any work. You should anticipate the timing of your project and submit your application with plenty of time for review and re-reviews, if necessary. Remember, no work may commence until you have obtained written approval from your neighborhood association and the Design Review & Covenants Department and/or the Design Review Committee. This review process provides verification that the proposed changes and/or improvements meet with Foundation and neighborhood governing documents as well as the Design Guidelines for Pelican Bay. Applications are available on the Pelican Bay website (www.pelicanbay.org) under the Members tab.
