Stay in the Bay

Hello, Pelican Bay! It is my genuine privilege to share a few thoughts with you at the beginning of 2024, sitting as Pelican Bay Foundation’s President after my first 120 days. Many of you have seen a great deal of change here in Pelican Bay over the years and you’re about to see even more! Expectations for value from all the Foundation stakeholders — residents, commercial members, staff and others — have risen sharply in this post-COVID economy, and the time to deliver an overall community experience to match them is now. The good news is — notwithstanding the inherent challenges most communities face today — we already have the fundamentals in place that are necessary for success: an extremely desirable location, favorable demographics, a strategic governance model, a healthy balance sheet, a strong and growing commitment to enhance community infrastructure and a talented, dedicated team of professionals to carry out the Foundation’s mission. I certainly share your excitement about ongoing community improvements and, specifically, the longawaited reopening of the Foundation’s restaurants and groundbreaking of the new pickleball complex. Naturally, I understand the importance of these amenities and will work closely with the management team, staff and committee volunteers to deliver an outstanding finished product and a member experience that meets or exceeds your expectations. In the meantime, and in the interest of full transparency, I would like to give you some idea as to what (else) you can expect from me during my first year at Pelican Bay. Connect, listen and learn It is my sincere hope to meet and get to know as many of you as possible, as soon as possible. I am a big believer in the notion that we must continually evolve and strive to become a more member-centric organization. As such, just as it’s true for the CEO of a public company, my primary responsibility is to protect and leverage assets and drive value for the stockholder (that’s you!). Clearly, understanding your needs, expectations and preferences is of utmost importance AMessage from the President Stay in the Bay Tony D’Errico continued on page 26 Pelican Bay Member Guide 2024 24 PelicanBay.org

Stay in the Bay to me and an integral part of my ability to fulfill that responsibility. Or, more simply put, as my infinitely better half often reminds me, the good Lord has given me two ears and one mouth, and I plan to use them in that proportion! Thank you in advance for your active engagement and thoughtful feedback — not to mention your patience — as I continue to learn everything I can about Pelican Bay. Internal and external assessment It probably goes without saying that a thorough audit of the member experience (which, by the way, I define as any touchpoint with our brand) is the only way for me to fully assess its value. I will work closely with our outstanding team to identify opportunities — social, recreational and otherwise — to make incremental improvements, refine the lifestyle experience and enhance the overall value proposition for our residential, commercial and staff members. With that, of course, I’ll continue to evaluate the management team and staff, seek to understand the positive contributions of every employee in this organization and establish a clear, well-defined culture of hospitality, genuine care, accountability and excellence. It is also vitally important that we gain an accurate understanding of our uniqueness in the Southwest Florida real estate market. Studying competitors is important as we benchmark facilities, programs, services and rates against the very best in the business (I have a head start on this process, as I have been doing just that in Naples for the last eight years). You will be learning more about this as we continue our efforts to actively refresh the Pelican Bay brand. Focus forward Although, admittedly, it is difficult to see past the day-to-day, more pressing demands of the community, I will soon have my eyes fixed firmly on the horizon. Meeting present-day needs is important — and we will do that — but that pales in comparison to enhancing the already brisk demand for Pelican Bay real estate well into the future. Together with the Board, committees, management team and staff, we will continue to leverage our unique assets, analyze and forecast trend development and evolve our lifestyle offerings to better align with your ever-changing needs and expectations — and, in doing so, ensure the long-term sustainability of this exceptional community. In closing I’d be remiss not to congratulate and thank outgoing President, Jim Hoppensteadt, for his 17 years of outstanding service to Pelican Bay. Scouting was not my thing as a kid, but my wife and I did raise an Eagle Scout. One of the many amazing lessons these young men are taught is a quote by Adrian Rogers. It serves as both practical advice for their camping adventures, and a metaphor for a life well lived: “Always leave the woodpile higher than you found it.” When considering the many ‘puts and takes’ that go with the position Jim held for so long, it’s clear to see that the woodpile here is indeed higher than it was 17 years ago. Many of you have added to that woodpile, thus contributing to the great success he and his team have enjoyed. Pelican Bay is a fine community, to be sure — and you all have a great deal to be proud of! Our journey together is just beginning. With a long, rich history and an incredibly bright future, Pelican Bay is extremely well positioned for continued improvement, sustained growth in property value and even greater long-term success — all while delivering the coastal lifestyle in paradise you and your family have come to expect. I am honored to serve as your president; I’m humbled by the confidence you have placed in me, and I look forward to co-creating our future together. With kind regards and tremendous respect, Tony Tony D’Errico, CCM, CCE, CAM President, Pelican Bay Foundation, Inc. a message from the president. . .continued from page 24 Pelican Bay Member Guide 2024 26 PelicanBay.org

Stay in the Bay A Journey Through Time and Beauty Pelican Bay to release its first history book The lush and vibrant community of Pelican Bay is set to debut a first-of-its-kind history book, one that promises to take readers on a captivating journey through the community's rich history, its exciting activities and the unique amenities it offers. However, the narrative doesn't stop there. The book will also feature stunning contemporary photos and heartfelt contributions from the residents of Pelican Bay themselves, painting a full and vibrant picture of the dynamic community that lives and breathes within its borders. Penning this historical narrative is none other than Harriet Heithaus. Known for her exceptional writing style and editing skills, Heithaus brings a wealth of experience to this project. Having served as a senior editor for The Naples Press and a dedicated journalist for Naples Daily News, Heithaus's expertise in covering arts, entertainment and local communities makes her the perfect author to bring Pelican Bay's story to life. Her love for theater and arts shines through her work, making her narratives as engaging as they are informative. This project is a collective effort involving Pelican Bay residents, a history book subcommittee of the Member Policies & Relations Committee, and staff. Their combined efforts are set to yield a comprehensive account of the community's past and its evolution, enriching the understanding of those living there and providing a precious historical record for future generations. Happy New Year! Thanks to the wisdom and foresight of my in-laws, Mary and Ned Stoecklein, over 30 years ago, I “discovered” the natural beauty and amenities of Pelican Bay. Since then, it has been our family’s favorite vacation spot and for the last 11 years, our year-round home. Most importantly, Pelican Bay has been where some of our best memories have been made with family and friends — at the beach, on the tennis courts and at our beachfront restaurants. Like you, Pelican Bay continues to be our “happy place.” It’s hard to overstate how optimistic I am about the future of our great community. As you walk around the neighborhood, you can almost feel it in the air and see it on the happy smiles on everyone’s faces. Families, friends and neighbors are again gathering at the beaches, riding the trams, enjoying the restaurants and pursuing their active lifestyles and fitness activities. Many are new to the community and are excited to finally explore the new Pelican Bay in its full, beautiful glory. Well, buckle your seatbelt ... the best is yet to come! Without question, the past few years have been difficult. While the COVID-19 pandemic and Hurricane Ian dampened our spirits, in the end, our resiliency and optimism as a community prevailed. During 2024, we will be back better than ever with the full restoration and improvement of our two beach restaurants and brand-new amenities like pickleball soon. In addition, we are very pleased to have our new president, Tony D’Errico, join the Pelican Bay family. D’Errico is a highly regarded leader and experienced executive who brings a renewed focus on member satisfaction, new ideas and continuous innovation. His listening skills, attention to detail and his “cando” attitude will add tremendous value to our community in the years ahead. D’Errico will be very active and visible in the neighborhood so I encourage you to meet him sometime this season. Your Board and management team will continue to collaborate on projects and activities that benefit our members. Here are just a few of our major goals for 2024: Pickleball and racquet sports As a fully developed community, our biggest challenge has been the short- age of available land. While other communities were rapidly expanding their suite of amenities and services, the land constraints of Pelican Bay eliminated that option for us. For example, for over three years, we intensely analyzed how to responsibly bring pickleball to our community. In our case, all the options considered on our Foundation-owned property were either too close to residences, too expensive to develop and/or lacked scale. Fortunately, our positive working relationship with Collier County enabled us to partner with them on a unique opportunity to develop and improve a portion of the Pelican Bay Community Park. Later this year, our members will have access to 10 private pickleball courts and three additional tennis courts in a stateof-the-art, noise-controlled racquet center. Prior to this decision, Pelican Bay was the only major community within Greater Naples that did not offer pickleball. Now, we have leapfrogged our competition and can offer our members the full suite of best-in-class racquet sports — tennis, POP tennis and now pickleball. Restaurant operations As we restore and update both beach restaurants, our next goal is to improve the operations, financial results and, most important, member satisfaction with both Sandbar and Marker 36. By working on branding, menu design, operations, training, service delivery and technology, I am confident that our restaurants will be the “go-to” place for great beachfront dining. In addition, we will be looking for ways to effectively utilize the vacant Clam Pass building We’re Back and Better Than Ever! on the south side of Sandbar, given its prime location with a stunning view of the Gulf of Mexico. Strategic planning and facilities In 2023, we brought back the Strategic Planning Committee under the leadership of Director Susan Levine to help us chart out the next 5 to 10 years of our community. The committee initially focused on updating our mission, vision and values and began the process of a long-overdue “branding refresh” of Pelican Bay. With that foundation of knowledge, they are now focused on developing a multiyear facilities master plan in collaboration with the Facilities Committee headed by Director Tom Polke. Included in this mandate is analyzing what physical assets are needed to meet the changing needs of our members and how to optimize the spaces that we own today. Fitness and lifestyle Our warm weather combined with our natural and man-made amenities make Pelican Bay an ideal location for promoting healthy lifestyles and exercise. We just completed a significant makeover of our Fitness Center, which included upgrading/replacing existing fitness equipment as well as reflooring and repainting. The Fitness Center, along with our expansive berm and walking/running/biking trails, group exercise, personal training and beach fitness activities, offers some form of exercise for everyone in our community. In addition, our Social Advisory Group has planned an extensive schedule of fun entertainment and social activities throughout the year while the Community Center will continue to host activities including bridge, mahjong, art classes and top-notch outside speakers sponsored by the Pelican Bay Women’s League (PBWL), the Mangrove Action Group (MAG), the Pelican Bay Property Owners Association (PBPOA) and Men’s Coffee. If you think of any other activities, let us know — we are always looking for new ideas! Personally, I am grateful for the talented leaders who volunteer their time and expertise to serve with me on our Foundation Board — Rich Alexander, Jane Brown, Stephen Eichenberger, Susan Levine, Tom Polke and Kim Rosenberg. Along with many members who serve on committees and advisory boards and our dedicated and professional Foundation staff, we are energized and focused on making Pelican Bay the best it can be. All of us take our responsibilities seriously. We are grateful for your confidence and trust and will be tireless advocates for all our members. We are excited to continue our work in 2024 and make a real positive impact in our neighborhood. At the same time, our community is blessed to have such an amazing number of successful, experienced and generous members. Please get involved in some way and do your part to help the community. Our collective success is guaranteed if we all contribute our time, talents and diverse skills. The best is yet to come! As you may or may not know, the Pelican Bay Foundation is working toward going completely paperless for the annual Board of Directors elections. With thousands of community residents already enjoying the ease and convenience of paperless voting, now is a great time to sign up. Online paperless voting saves you time, reduces the paper waste created by mailing ballots and saves the Foundation money, which can be better used elsewhere in the community. Below, we outline four easy steps to go completely paperless. Step 1: Log In to Your Member Portal The first step is to log in to your pelicanbay.org member profile with your member number and password. Step 2: Visit Pelicanbay.Org/Paperless Because the electronic consent form is a legal document, you must first be logged in to the secure member portal at pelicanbay.org before accessing pelicanbay.org/paperless. Step 3: Submit a Completed Electronic Consent Form Submitting a completed electronic consent form is necessary to document that you acknowledge and willingly accept the terms and policies to receive electronic notifications from the Foundation. Each Pelican Bay property is linked with its own unique voter ID, so make sure to list all your Pelican Bay addresses if you have more than one. By submitting this form, you consent to receive official election information through the email address provided and register to vote in future Board of Directors elections electronically. When filling out the form, we recommend submitting the email address you use the most, as this will be how you receive your electronic voting information. Carefully read the terms detailing what electronic consent truly is. By consenting to electronic notifications, you will no longer receive paper communications regarding upcoming elections. After reading thoroughly and checking “I agree,” you will receive a confirmation email recognizing that you consented to electronic notifications. Step 4: Vote! Once voting opens, you’ll receive an email directing you to the online voting website. The user-friendly voting site will walk you through the simple submission steps. Be sure to consent to electronic voting by Feb. 1 for the next election cycle. If you have questions regarding digital communications and voter consent, please contact the Foundation at 239-597-8081 or pelicanbayfoundation@ pelicanbay.org. By B. Joseph White, Pelican Bay Presidents Council and Advisory Board Member for the Pelican Bay Cares Employee Scholarship Program Many Pelican Bay residents appreciate the vital role that education played in their lives and careers. The intention of a new program, entitled the Pelican Bay Cares (PBC) Employee Scholarship Program, is to create an opportunity for Pelican Bay owners and residents to express their appreciation to Pelican Bay Foundation employees by supporting their aspirations for education. PBC will provide funds for post-secondary education and training at qualified institutions for eligible Pelican Bay Foundation employees and dependents. Fundraising will occur in fall 2023 and winter 2024, with the first scholarship awards made in spring 2024 for courses beginning in fall 2024. The PBC program runs on volunteer efforts by Pelican Bay owners and residents. The advisory board is comprised of Bill Benedikt, Julie Brooks, Megan Cohen, Becky Cutts, Mike Ruffolo and me. As organizers, Benedikt and I presented PBC to the Pelican Bay board of directors and senior management in spring 2022, where the program received strong support. The program was set to launch a year ago when Hurricane Ian hit. The advisory board decided to delay Notice of Foundation Annual Meeting The annual Member meeting of the Pelican Bay Foundation will be held on March 27, 2024. The Pelican Bay bylaws state that at least 10% of our total voting interest be present, in person or by proxy, to hold a valid Member meeting. In order to ensure the Member meeting can be conducted, you will receive a proxy with your 2024 ballot mailing. The proxy will allow you to name the Foundation secretary or another person who will be at the meeting to represent you at the meeting. The proxy will be used for the purpose of establishing a quorum. staying connected. . .continued from page 40 Pelican Bay Member Guide 2024 42 PelicanBay.org
