The duties of the Design Review & Covenants
Department include:
• The administration and enforcement of the Second
Amended and Restated (4-09-09) Declaration and
General Protective Covenants for Pelican Bay.
• Establishing the standards for design, construction and
landscaping, as well as administering processes for all
building modifications, renovations and new
construction projects.
• Maintaining the archive of documents (copies of
plans, permits, covenants, restrictions, rules and
regulations, warrants, regulatory agencies) within
Pelican Bay. Administering and enforcing procedures
for fining and/or suspension for violations or non-compli-
ance of the governing documents, rules and regulations.
• Routine field inspections of all commercial and
residential properties within Pelican Bay to ensure
proper maintenance of properties (clean roofs, painting,
landscaping, signage, dumpsters, lighting, etc.) and
contacting owners regarding compliance issues.
DESIGN REVIEW AND APPROVAL
• The Pelican Bay Foundation, along with your
condominium/homeowner’s association, is responsible for
architectural controls within the community.
• It is important to be aware of the design approval
process, which is applicable to all residential and
commercial Members.
• In accordance with the design approval process,
